There are also signs of a cover up at the base of the foundation because there are new concrete blocks there to hide the foundation and a temporary drain placed nearby to prevent water from reaching the foundation.

@Caplan Abbey where is maintenance, repairs, less vacancy, ground keeping, service repair (pest control, hvac), water/sewer, management fee, advertising, etc..

What are other similar 4-plex units selling for (sold comps) and I personally would be offering less to test the water.

I could be wrong, but less chance of deferred maintenance issues due to gradual water leaks in bathrooms in upstairs townhome style.I agree that 5 caps aren’t the best area, but if it’s a 5 cap and two units aren’t rented, that provides some immediate increase to income with a relatively low capital outlay.

@Daniel Suarez  There's a very real danger of electrocution in that water, so be sure that the power to the house is shut off before you go diving in.
