Even here, if I know the right cost basis (and it would only differ by a handful of thousands), I can figure out depreciation trivially.

If you want the cash out refinance based on the ARV or new appraisal you have to wait 6 months.There are several strategies to bypass this so you wouldn't have to wait the seasoning period though.Dig around the forums here and you'll see lots of info and suggestions.

Do you think we would be fine renting the home out when my husband leaves for deployment rather than waiting two more months for the 1-yr mark or would you recommend just waiting for the year mark to be safe?

That would be like working as an accountant and waiting for the client to get their return months later in order to be paid, it just is not fair to the professional.7.

Also a tenant wanting to move in right away and not wait till the first might mean they are only days away from being homeless/evicted.

We are waiting on 100 percent confirmation of this but it seems to be true at this point.

A 5 Year old won't understand future value increases with demand....... which is why, if you want to understand it, you need to wait until you are 10 years old!
