A few things that I have come up with - not sure if they would have any effect at all - are:Offer a higher commission than the traditional 3% to a buyers agent with the hopes that buyers agents would steer their clients to my place.Do a 3D/Virtual walk through to increase odds of out of state buyers who might be willing to buy sight unseen.

I have a single family rental close to an University in Canada and the best tenants I had so far were students.

My units are close to hospitals and universities.

The condos are in the center of town and directly across the street from the local university (great school with 15k+ students).

South Carolina, 10 miles from a decent sized university (huge football following), literally surrounded by lakes and mountains.

@Jon Passow healthcare is an industry......Cleveland not only has the Cleveland Clinic but also University Hospitals which is a nationally renowned teaching hospital.

I myself was struggling with my virtual wholesaling business in Charleston.

What I've learned since owning the home is virtually everything was done wrong. 

In addition, they must take all possible steps to ensure universal access to the loans.
