After a lot of research it doesn’t seem like single family investing is very lucrative, unless you score a killer off-market deal.

We want to sell to transition to STR and also invest more locally as long-distance investing comes with its challenges.Does anyone have advice on how to get the best offer without lowering the price further?

You could get new construction with your VA loan and when you move on in a year or so, have a virtually brand new home that will be very little upkeep to maintain when you put tenants in there and typically, you will get higher rents in a newer construction home. 

I’m very interested, but I still need to analyze the deal further.

I know condos might not be the best investment, but I'd rather own something in the city than keep paying rising rent. 

If they stay for 10 years, it could be a very good investment.1.   

The best way to keep up with expenses/receipts is to use something like google drive or dropbox.
