Its very hard to answer your questions completely without violating rules and having the post removed..the best list is out of state absentees... so pull all of them if the budget allows. the reasoning behind 50% absentees and 50% ocs. is the bending. almost everyone tells people absentees and with that come a lot of other folks. the positive is that some absentees understand what we do and seller financing is an easy term to obtain as thats is what they have been doing for the renter in one form.

Thanks @Carl Fordyce for starting the thread...I have been hell bent focused on just trying to figure out what the formula is to "buying my freedom" from my less than exciting job in academia (I'm a marketing professor) and at 6 units I know that I am not quite there yet...so I have agonized about how to scale up from 6 to ~30 units and what steps/focus will get me there to finally be able to say "take this job and ...it" and eventually be sophisticated enough of an investor to play in the commercial space...I would guess it is not unusual to hit this fork in the road but thinking about it in terms of return rather than strictly cash flow per door has been really eye opening!

@Joe Cummings  This problem arises every winter when it gets really cold outside and the boiler gets heavy usage.The pressure is usually stable around 20psi.No unusual condensation.Thanks @Michael Lovell  for the helpful diagram and advice.Based on everyone’s feedback I’ll be getting a spirovent installed.You get what you pay for @Darren Sager.

Will they rat you out the second they suspect anything unusual? 

You don’t want it to be odd so if you go to sell it, it’s not to unusual.  

I found this to be unusual and might use this as a chance to manage their properties for them LOL.SO, How often do you all check up on your properties?

be a man. being a man is about stand on principles...certain principles. honesty, mercy, love, decency, etc. these are what really make you a man. dont bend dont fold. dont let anyone tell you different. people will hate you for being this way, but thats ok. they only hate it b/c they cant break you. oh yeah, be unbreakable...especially thru all the hate. get close to God. not sure how?
