There are relatively few houses for rent and ours has some unique perks so I do not think getting $900 is unreasonable.With the 30 yr refinance, I would go from still having to pay $200 ish a month to cover the mortgage to bringing in $150 in cash flow.

If the question is what is best for the client, I recommend selling the house, using the profits to repay the IRS in total, and looking for a low-cost housing alternative.

Some of the student rentals very close to colleges are renting out by the room so that’s more management intensive but obviously brings in higher income too.Years ago when I lived in New York City, I thought it was unique in that values could change dramatically just by moving a few streets over and having the neighborhood change.
