To all,I use the note feature to store info about specific people who I have discussed things with or as a way to save something interesting (advice they offered).On a CRM system that I have seen there is the concept of a default note.

@Lynn Hill-Torres, the most important feature of BRRRR is that when you come to the Refi part, your Lender will let you cash out ALL your original outlay, so you can invest in similar all over again.That means that each Buy needs to appraise at 143%+ for every 100% you've spent on it, so that when they calculate the 70% they will re-lend you - it comes back as 100%+ of your outlay.I call that my "143% Rule".

@Cerwin Haynes is actually right down the road from me, and our market (Western NY) is a little unique in some ways, but in general if a market doesn't see huge Booms, it will tend not to see huge Busts either.
