I have stopped posting the front of the house for two reasons:a) Scammers can't pull it.b) Someone can't identify it online and know it's vacant.

Most of them work really hard to feed their family and rely on a steady paycheck every two weeks. 

However, two things that are a big unknown and was wondering if this would automatically disqualify me... 1) I had a foreclosure on a condo that finalized in Feb 2019, so more than 5 years ago. 2) I work for myself and been doing this officially for 1 year only (prior to that I had a high W2 job).

I was social chair and treasurer, and I credit those two positions with giving me 95% of my real-world skills.

It is not possible to drive to Big Bear or elsewhere two hours away each time a guest leaves my STR to pass the Material Involvement test.Anyone doing this successfully in LA?

It jumped like $600 more a year or two ago. 

Is it wiser  to hold the good rate or have two properties  increasing in value ?

Here are some details about the two options.Option 1 - We would use our equity and some cash as a down payment. 

I will do it even if I can't get all my cash back at refi as long as two conditions are met:1 - I get all my cash in back by the end of the year (through cash flow)...which means at least a COC return of 100%.2 - Once financed, I still ge a minimum of $300/month cf w/PM.
