The sweet spot is somewhere in the middle.Thanks so much for the ideas. 

After failing to find anyone even remotely interested, I posted the deal on Craigslist and found a very sweet family who wanted to buy the house.

@Brandon Spurlock this is sweet, I think this is a HUGE win for a first time BRRRR, you have a unit and enough money to get into another one!

I have been in the real estate space for over 20 years and know the systems and processes but for the life of me, I have no idea why these sweet deals went pear-shaped or maybe the points above are the answers. 

It may look sweet, but there is no denying it's goining to taste really bad. 

So, at the beginning of Covid, I worked on the sweet sweat equity, improving the house where I could, like painting the exterior, recaulking windows, and looking for air leaks.
