Something smells fishy though.

Am I missing something?

Assuming a building footprint of up to 5000 sq ft, use could not support the need for a lot of parking (probably <20 spaces).Not interested in auto maintenance and other uses that require disposal (and potential runoff/dumping) of large volume of hazardous materials.Long term, I'd prefer something that contributes to the improvement of this area (e.g. a used car lot might be OK for a couple of years just to generate income, but I'd want to find something more beneficial after that).

-I believe that I will need to self-manage the property through something like Airbnb/vacasa/vrbo in order to meet the “Material Participation” threshold?

Sometimes they will get a guy like this who does a couple jobs well and then does something like this, but the reality is they are basically judgement proof just like super low income tenants.

Are you looking for a certain amount of protection just in case something happens or piece of mind?

Or something else?

Any advice or responses are much appreciated.On a new build, I’d highly recommend using a gc, too many moving parts (literally) to keep track of, & if you screw something up, it could be a massive disaster. 

I know the vacation rental market has a bunch of pricing tools (pricelabs, airdna, etc) is there something similar for the hotel industry? 

Just something to consider.
