@Andresa Guidelli I have no experience in Philly... but in my market the alarm company contracted to service/maintain the alarm provides the monitoring service.

Does anyone have any recommendations regarding who we could partner \ contract with to verify our options?   

I’m looking for a real estate attorney in Columbus who can give us some more information about the legality of assigning a contract.

@Brittany Thompson I usually do direct mail to out of state buyers for the area i have a property under contract in.

James, it works very well for my area and most of my rentals have new tenants under contract before the old tenant is out. 

When you bought the property, you should have received deposits and contracts from the previous owner.

No disrespect to the previous reply but I think your situation is different; he was talking about multi-units (where inspections can be tricky due to tenancy) and you seem to be talking about a duplex or SFH that you can rent rooms to (apologies if I'm wrong).My point is that the previous replier aired some very salient and smart concerns but I'm not sure they all apply.
