I get more buyer leads and people requesting to be on my buyers list and wanting to know about deals I have in the pipeline from forums than the marketplace..... simply by not even mentioning my properties and just offering advise when I can, or making referrals.

Look at each (distressed) property through Investment-colored glasses, and put your personal likes and consumer sentiments aside - completely!

I agree completely that some wholesalers offer some pretty stupid deals.

I probably should have been putting away money while paying down my debt but I've been ultra focused on simply paying off anything with an interest rate.With my debt handled, now I'm going to start saving money.

This is why I will only work with contractors that are willing to work on a draw schedule with the money coming after an inspection of the work has been completed.

You may not be able to get a copy of the appraisal completed by the buyer's lender but as Mathew suggested, at least should be able to get a list of the comps used in the appraisal and compared them to those you used to arrive at your list price.

I've noticed that the MLS in Chicago has not only totally dried up of good deals, but in some places dried up completely.

Also, there are no reliable comps you can count on simply because of the huge disparity between one transfer and the next along with scarcity of information sharing.A good tool that can give you an approximate value & help is the GIS system, most GIS will breakdown the land value and the improvement value.
