The last appeal was before a board of citizens and I was so over it I didn't even go to the hearing, but they granted a reduction anyway.  

OTH, the payoff is a bit of intelligence that may lead you to an offer, especially if there are other liens involved, a senior lien holder will be squeezing junior lien holders to reduce amounts needed to give clear title, you can see how the game may be played out.

Or no one will bid and you will take over title subject to the senior liens.

Personally- I’d have her rent a senior apartment for less than 2k a month, pay the insurance (1k is good for someone with medical issues) and save the rest into something making 5%+.
