@Mathew Weissman for your first property I would recommend just seeking a traditional FHA loan and not a 203(k) loan (if those are your only two options).

Listing Brokers would usually give the properties NOI and of course the asking price; this will give you at least a good idea of the Cap rate sellers in the area are seeking for.
