I know the key is to establish a reputation as reliable so I want to be able to come through on a deal with him so that I can establish that relationship.

Generally, when you are comparing properties that are over 50 like these, it comes down to the property's condition and if the neighborhood is retaining desirability like in trendy areas or areas that will always be wanted like historic or garden districts.

If they don't meet other requirements, I'm not seeing that income is an issue, but if you're willing to overlook other issues, you need to change your requirements.Income should be and must be considered regardless of the source of funds for legal activities.The issue is that income must be reliable.

This loan product as currently constructed is absolutely useless to 90% of the investors out there - at least when I compare that to what the local banks are doing.
