I am new to real estate investing. 

We have a 14-page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord.

We always make sure we give them a time frame that leaves some room for errorAlso if we are entering the unit we tell them to not leave any personal any valuables in the open.

I have an ice maker myself- I love it I use it all the time- sometimes it breaks down and has to be repaired- I don't care I want the ice and am willing to pay for it.Just my 2 cents.

We’ve shown it several times, but no one seems to be really motivated.

Carriers are blocking any Real Estate-related messages, and 10DLC campaigns are not being approved if they relate to Real Estate.

I of course could get the property re-zoned but that is a long, tedious, and expensive process.I called the city twice about this and both times they told me that with R2-1XL zoning I can have 3 ADUs, 2 detached and 1 attached.
