Kinda would defeat the purpose??

I have done 2 single family properties this year and was able to be very accurate for the purposes at play.

I decided that real estate would give me a level playing field where I can create my own wealth without relying on a promotion.

Now, I'd think the purpose to the restriction is to protect the bank, perhaps more to the banking system and the tax payers that end up picking up the tab in (being another subject) that there is no collusion between other parties out there of having the bank sell a property at a much lower price than what is reasonably seen as the fair market value for the property.

I would need some proof of funds, not a statement of $12,000 in the bank today that might have been a loan from a friend for this purpose, but a bank letter saying how much average balance over last 3 months to reflect this isn't a sudden deposit.Since she said "going back to school" and she is in her mid 30s I assume she has an employment history, so tax returns and prior employment is to verify her ability to earn, unless she's been a house wife and never worked and now is divorced and living on alimony so that would be "other income".Escrow may be an answer.I am asking 3 months to move in anyways (first, last, security) so it's higher up front cost to move in.

Are you trying to wholesale the building or are you interested in the value for financing purposes or resale?

the deal is mainly to keep my mothers 2 greedy siblings from selling the asset, also it is to create a rental stream for the family and use appreciation for refinance for other investing purposes. the intent was for me to live in the home and then manage the property as a rental.

Might be a little high for your purpose but a place to start.
