I’ve mostly looked in the Anchorage and Fairbanks areas but occasionally I’ll get curious and look up some of the “really good markets” noted for having good appreciation and cash flow often mentioned here, like Columbus, KC, Austin, etc. i think every time I’ve ever searched Zillow for 2-4 unit rentals in those markets I’ve only ever received 0 results or, results where they’re $1M+ with very poor rental income relative to the price.

I was thinking about raising the rent but need to make sure that it does not appear retaliatory (I was going to raise the rent anyway, this is all jus poor timing) I also want to renovate their side so it is as nice as the other side I am almost don’t renovating (sweat equity)This makes me wonder: -Can I raise the rent on the tenant side more than the new side as an incentive to move and increase rent?

Call it poor timing or whatnot, the tenant had a complaint (that they did not notify me on but that’s a separate story).

Over the years I realized that no matter what the investors needs are or how many properties they own, at the end of the day there are only two types of property owners/investors.Correspondingly, there are two types of property management companies.1st Type Property Management Company: · Poor customer service on both owner’s and tenant’s side.· Lack of communication (Getting them on the phone feels like winning the lottery).· Dishonest.· Lower Fees on the front end when signing up for services.
