@Chris Seveney any recommendations for someone with some experience but trying to get theirs arms around systems and processes to scale their portfolio?

I am wondering if anyone had advice on how to reach out to a cash buyer for the first time without any prior wholesaling experience.

You also can't rely on the "1% rule" anymore because most 1% rule deals don't actually cash flow with today's rates.If it's a market you're interested in checking out I'm happy to connect and share some resources or just talk more about my experience there.

@Sunjeeve Weerasinghe I have no experience with luxury vinyl tile, other than many of my neighbors have used it and seem to like it.I put porcelain plank tile in my own home a little over a year ago and love it. 

I manage around 400 rentals with 14 years of experience and have never been sued once.

Does anyone have experience with this method, within this region?  

If it weren't for the fact that I already have a few great cash-flowing properties in MN from COVID time and have some experience I'd feel like you cared more to show ignorance in my question rather than truly help.

I'm also considering charging a higher rent due to the potential for additional wear and tear.If you have experience with tenants who own horses, could you share your insights?

My experience- you can get a lot more money through AirBnB but the process with Furnished Finders is much easier, more transparent and allows you to review potential guests more thoroughly.
