They may speak to you directly.I have to say that buying occupied may have more cost and wait time involved but if the price is so low you can't go wrong then it may be ok.

Also, if they get behind and you kick them out because of it, they lose their section 8 assistance and the waiting list is years long so they do NOT want that and find money when they need to (through friends, charities, etc.).What I don't like:  Yearly inspections.

And I'll have to pay 15% on the gain when I file 2024, but the net amount due to the IRS will of course be offset by any losses I take, not to mention overpayment of W-2 tax, etc.
