Also, the state of formation is likely where internal disputes would be brought among LLC members, so if you and a partner live in CA, you probably want to arbitrate in CA if the two of you had a disagreement.

If it's zoned for more units, get as many as you can although look at the numbers to see if cutting up the basement would improve cash flow after expenses or if leaving it alone would get higher rent.Make sure you don't create internal obsolescence.
