Waive as many contingencies as you can/are comfortable with ie: home inspections, appraisal (at least up to a certain amount).

You should also have inspected any units as part of your process.Whenever you buy a rental property the leases and tenants are part of the asset.

The negotiations took about 45 days, the home inspection came back worse than we thought and negotiated down from the original offer of $420k to $385K.
