Close on one of their properties.I don't know how much cash you're playing with or volume you're doing, but if it is the relationship you seek, pick one of their low-end, inexpensive properties with a high DOM and write a full price offer.Ask for closing costs, repairs, etc to let them know you're not a total pushover, but close on it.

The stuff I choose to do with that time is coincidentally rather inexpensive. 

Some areas like the northeast and CA have great net metering programs and high electricity prices so solar makes a lot of sense, “switching to solar” saves people money immediately with a reduced monthly bill, while other areas like Alabama don’t offer net metering (or charge a high monthly fee for net metering) and have inexpensive electricity so it’s hard to make the economics work and very few people have solar. 

Condo or something very inexpensive and low risk.

For what it’s worth, there’s a few Brokers here in town that have been buying inexpensive SFRs, rehabbing them and “flipping” them on a land contract.

There are plenty of mid west investors who have done very very well over the years especially the ones who paid cash and started stacking up the inexpensive rental houses that you can find there.
