A lot of people assume the "travel nurse" niche caters to groups of nurses who travel together and share a home and therefore target a rent-by-room strategy.

Of course, quality landlord insurance is a useful risk mitigation strategy.

Your approach to purchasing and rehabbing a house with cash and then considering a cash-out refinance is a solid strategy, commonly referred to as the "BRRRR" method (Buy, Rehab, Rent, Refinance, Repeat).

Here is a strategy I've been working on.

Best strategy is to look into rougher neighborhoods, get creative with financing or find off-markets. 

For example if I want to utilize the BRRRR strategy I will eventually need to pull out cash to reinvest.

As you look for a new lender, look for one that matches your investment strategy and can decrease the friction of buying as much as possible.
