It sounds like you would at least want to include a home sale contingency fee which means that the agreement would only be valid in the event that you were able to sell your current home that you're about to put on the market.

In the event the Optionee does not exercise its exclusive right to assign the option or purchase the Premises granted by the Option during the “Period of Option”, Optionor shall be entitled to retain the Option Fee, and this agreement shall become absolutely null and void and neither party hereto shall have any other liability, obligation or duty herein under or pursuant to this Agreement.VII.

I experience this same thing with real-estate agents too.This is why I work from home now and very rarely attend events.

Does your lease say anything about collecting reasonable legal fees in the event of a breach?

The hope is the LLC will shield the greater assets of the Solo401k Trust in the event of litigation.
