The opportunity to buy property at such absurdly discounted prices will elude most investors for the rest of their career and it will go down in history as "the good ole days."

To be honest, I thought the margins would be better - and while the gross margins are pretty decent - there's a lot of human "touch" that goes into running a hospitality business, which is what this is..

I love how most of the replies are "cut it down" ... like humans aren't capable of living and existing near trees.Once a person has notice of a hazard, the burden is on them to avoid it. 

If the investment in your post is an example of the type of purchase that makes sense to you 1) you have a lot to learn (price to rent ratio is absurdly bad and should only be considered in the historically highest appreciation markets) 2) it could be a very good thing you have someone as successful as your dad providing some oversight.
