Just purely looking at numbers property 2 comes out ahead buy a few hundred bucks a month depending on how high it gets bid up.Any advice on this?

I paid close to asking, I didn't need to negotiate, it was listed at a great price and I knew this property would be in high demand.

I posted on FB that I was going to start buying rental property and this guy reached out to me from high school and said he had a property he had been trying to sell.

Highly unethical company What practices do they do specifically that were unethical?

REI is great, I went down this exact path, got into REI in college, and I ended up getting a house hack a little under 2 years ago.

When we analyzed it I thought on the high end we could make $50k but it sold off market and quickly so no complaints getting a little less out of it. 

But even that depend what your end goal is.

We also initially were only going to exterior paint as needed but ended up Repainting full exterior. it was shocking to see how fast the money was going out.

We were planning to sell the property as townhome/condos but ending up selling to a Airbnb short term rental buyer.
