The bedroom had a light fixture they did not like and they wanted to change that to a fan.Landlords do want to know about leaks and get them fixed, and as soon as possible before they ruin a cabinet or flooring or cause mold to grow.

They were the very first tenants to live in the townhouse after we purchased it and did a complete rehab including new wood flooring (destroyed & scratched), new base boards and trim (chewed & scratched by their dog), new granite counters (stained), new appliances (all dinged & scratched), all new light fixtures (electrical not working & light bulbs removed), newer carpet (horribly stained, smells like cat urine when no cat was approved & torn), new paint (holes kicked through in multiple places), doors have holes kicked through, door handle on sliding door ripped off, etc.

Capex is half of what I use. 10%.My capex includes roof 25 year life span, floors 10 year life span, appliances and hot water heater 12 year life span,hvac 20 year life span, bath and kitchen remodel 20 year life span.

Air returns can be located in several different areas, so if the returns are found close to the floor, I recommend more regular filter changes versus a return found in the ceiling.

Added some new floor joists and concrete footers in the crawlspace, replaced all subflooring, added LVP throughout home, opened up two walls, new paint throughout, new everything in kitchen including granite countertops, converted half bath into a full bath by adding a shower, major landscaping/tree cleanup.

Basically, from what I understand, if you sell a building as a particular Occupancy and the CofO is different, the Contract of Sale can be canceled due to mis-representation.In my experience, I was the Buyer of a buildings which was a 3 Family building but the CofO was for a 4 family building here in Brooklyn (Clinton Hill is the neighborhood).I fully believed I could have canceled the Contract since it said it was a 3 Family, but I purposely did not because it was to my full advantage to buy it with the CofO of a 4 family as I wanted to convert it back to increase the rental income.BTW, once I bought the building, I immediately knocked out a staircase to the apt with 2 floors and installed another kitchen to have 4 total kitchens in the building on each floor.
