Pro Forma was mentioned in a Rich Dad Advisors book called ABCs of Real Estate Investing by Ken McElroy, it is found in the sales brochures, which now made sense that you mentioned that it is provided by the seller or the seller's agent.

I found it searching that local market, and utilized the service of a highly recommended local real estate agent.

After saying "no" I haven't found that to be the case.

I just found another possible solution. 

After I submitted the offer I found out that I need flood insurance.

I've come across a few other deals where places will likely appreciate, but yield low returns, but long story short, I haven't found a path to good positive cash flow, which is what i'm looking for.  

I found one that would’ve willing but the numbers didn’t work out, at least I’m getting some practice on talking to sellers.
