I hope to see more landlords in Allentown posting renovated rental adds and less more of the same low end properties that attract bad tenants continuing the local opinion that Allentown is dangerous.

But make sure that the realtor you're thinking of is really up to the task and can walk the walk.Otherwise, a reduced commission in exchange for less hassle isn't a bad trade off.

In the cases where I see bad scores but more or less paying bills I do a mTm and double deposit if they can.

This way it emails them that they have been mentioned.I would say that the property management that I started out with was pretty bad and not very responsive.

It's like having a real estate agent: they do all the work, you contact them for everything, but they all work under a broker that you virtually never hear about or hear from unless things go bad with your agent.With that said, if there is no licensed broker connected to the company, then you can file a complaint and the CBRE/DRE can send a desist and refrain order.

One stop shop, I just tell my contractor that if any of the materials are bad to no install them and call me and send pictures so I can deal with it.

I applaud anyone that can do both, as it definitely makes some extra cash when you don't have to fork over 10% of your rental income.I interviewed a few PMs in my area, and have had some experience with bad ones.
