Here is some info I found in the Baltimore Sun In 2017, Baltimore landlords filed 142,195 “failure to pay rent” actions against tenants in district court, leading to 67,000 eviction notices and 7,427 actual evictions. advocates for Baltimore tenants have long blamed substandard living conditions on lax judicial and government oversight of landlords.

prices are quite high here but its in my mind truly world class real estate.. and just BLOWN up in the last 5 years.. when I rolled into town 5 years ago I was paying 20 to 40k for building lots now I am paying 160k to well I bought one in the historic district that we are in foundation and I paid 590k just for the lot and it took a year to get permits to go vertical.. that will sell right at 2 million.. for 2,200 sq ft.. but that to me is one of a kind real estate.not SF bay area pricing but pretty solid for lower east coast until you get to high end FLA...OK off to the shuttle bus you guys have a great day. !

I live in Franklin Township which is a great school district but (depending on your target purchase price) might be hard to find buy and hold properties with good cash flow.

I know what you thinking, don't buy a house in a war zone, and The funny thing is it's actually in a grade a school district where many people are looking to move too, but unfortunately a freak crime like this happened there between family members.

Even Silverlake, mid city aren't really gentrified so betting on South LA gentrification is pretty far stretched imo also be aware that at each recession / market dip these poor districts gets hammered very hard and get loads of foreclosures, hence the higher cap rates

If the school district is satisfactory, save the transaction costs and you should be able to force more equity through addition.

Schools even within a same school district can vary greatly and significantly impact resale values should you ever decide to liquidate.Good luck
