Our multi-family inventory is indeed extremely limited. 

The owner was extremely accommodating and helpful when I was getting started.  

I do not want to limit myself to deals in the local marketplace because my local marketplace is extremly competitive and expensive and I wish to go out of state to not limit my pool of deals.My question is: I set up a wyoming LLC (because everyone says its good for protection).

Those are all honestly excellent ideas and I thank you very much for that.  

Real estate is very location-specific and honestly BP should require at least a State associated with a user and most posts.With that said, you may not even need to re-sign the docs.

Can anyone recommend an honest,  fair priced contractor in this area?

@Darron Washington thank you my first business was a failure honestly and I think it was because I didn’t enjoy what I was doing.

In Austin, I don't worry about my rentals because the low income housing sector is in extreme demand.  

Regardless of the outcome of the test, honest to god, I would do whatever it took to break that lease and find a new tenant. 

s 1.) 1% rule very realistic in new builds 2% I can't imagine how thats even a mention with new construction to be honest very very unrealistic.2.)
