Be aware though even when "calendar days, as opposed to business days, are stated, when the deadline falls on a Saturday/Sunday it may automatically be extended to 5:00pm Monday (if Monday is not a holiday).

If that were the case I would much rather he extend the fence into my property versus telling me what I can and can't do on my side of the fence.I then spent the rest of the day looking into this matter, and found out that it is not a black and white issue of where the original survey said the property lines are (houses built in 1957) there is "adverse possession" I guess I'm curious in general of people's opinions, and general advice for me.

FL courts have considered options as sales, so will the feds this year, and under those issues, not only does the buyer get their money back, you may end up giving rents back as well or just give them the property.So, if I were you, I'd look for ways to extend your contract, keep it as a true option written by an attorney and understand your tax position if it is deemed an installment contract.

@Darrin Cravens We're in northeast Oklahoma, so we'll be looking at properties in that area (from Muldrow to Sallisaw, possibly extending into the McAlester area.)

Basically, each part of the 'drive' that extends through someone else's property technically belongs to that property owner.

That said it is my understanding is that by entering an extended P&S you are still in a buyer seller relationship as opposed to a tenant landlord relationship.

Can you afford to inject large amounts of capitol when required and sustain the property during extended vacancies.Worse case scenario are you cash heavy enough to carry while waiting for a end point to decide to sell.
