We have experienced this in Passaic, Bergen, and Essex County, not only with people purchasing multi-family but also with single family property buyers.  

I know to the experienced investor this is a piece of cake, but as a new investor these are moving parts I haven't dealt with yet.

Like any market you need to find a good team, and make good purchases, but there is a lot to like about the Buffalo market currently. 

@Adam Hollandsworth The great thing about real estate is that there are no rules on how or when to get started, all it takes is motivation and coordination with your team (bank, realtor, etc) to close on a deal.
