A little bit about me and my expectations, I’m a active duty stationed in Camp Pendleton but in the next 6 months being transferred to 29 palms(both in California).

I can say that one of the units is at ground level and I expect that will raise the insurance cost some.Do you know of/have a rental property calculator somewhere?  

The Landlord is typically expected to maintain the property in the condition it was in when you occupied.

I am trying to be patient with them because they seem to be a larger more established company, and I expected them to be better, but there have been a few red flags.

Any Wholesaler worth any salt will at least try to get as much for it as a Flipper would reasonably be expected to pay.

You could expect access to about 75% with one of those. 

(But don't expect owner-occupied rates/terms).Please let us know how you get on.

I need to know a range from low to high for a wholesale fee and a low to high range for a deposit so my buyer doesnt back out.A low to high range on total expected repair costs for a house in our area is also helpful if you want to throw that into your answer.
