I don't know the Orlando market but I do know FL has very high insurance rates, much higher than Kansas City so be sure to factor that in to your analysis, I do know Kansas City very well and can tell you that it has a good combination of both good cash flow and strong economic and demographic trends.

Not being a lawyer, I wonder how such a provision would stand up against the statute in a legal battle.The second is that a landlord can evict tenants due to economic necessity; and that necessity can be in the form of an offer to purchase subject to the tenants being gone prior to closing.

You should try to get copies from seller broker of all the invoices of utilities and contracted services like garbage, maintenance etc. and also search city fire, police, building and the health inspection records, (they are public records), of their siting any concerns for the building.

If your objective is cash flow, I would strongly encourage you to look at markets that not only cash flow well but have a good combination of cash flow and economic/demographic trends.
