You’re right on track here!

My advice is to read the business journals and keep track of future developments plans.

When the lead dust transfers on your clothes, you’ll be tracking it around everywhere which will only sicken everybody else.

Then 2 units paying you market rents will more than likely cash flow nicely and then the almost guaranteed southern california appreciation kicks in over the years and it's just icing on the cake. 

An inherited single sec 8 tenant with a 5 yr track record? 

You are on the right track....now you just need to increase the speed of the train :)Best of luck in all your endeavors.   

An already long story short - after listening to the podcasts and reading lots of the books we fast tracked our real estate investing and we bought 5 more properties over the last 2 years.

You may need to call a broker for that since we do have services like CoStar we use to track sales.

If this happens, you are on the right track.

But you will definitely have a ton of expenses and receipts to track.
