@Bradley Bogdan  Your description of HUD vouchers, specifically "everyone with a voucher is making 3x the rent" is not consistent with my experience.

I would say neither is necessarily better than the other, it just depends on the type of investor you prefer to be. btw Rick, good to see you on here, we have met a few times at the LAREIA meeting.

It rather disturbs me that you would characterize someone you've never even met as being so crafty and manipulative.  

I would start with an Executive Summary, which includes a market study, project description, pro forma.

I did not de-personalize at first, though I did store away a few important items.Just be clear in the description that it is set up as your personal home.

If they give you a refund for a partial night or something like that to make up for the dirty accommodations, then I would still give 5 stars BUT in the description of the review let the future guests know what you experienced.
