Leaving supply in the property is one method or using a company like 'filter easy' to deliver new filters is an even better way as the new package reminds the tenant it's time.

Talk to the seller and see if there is the option of delivering it vacant. 

The wholesale company needs $5k deposit that is only refundable if they cannot deliver clean title.

Although true to his word, they did deliver that feature in the relative timeframe (manually add income/expense items).

I would have put in the purchase contract for the house to be delivered vacant, or retain some amount in escrow to cover costs of eviction/repairs/damage/etc

Flash forward 3-6 months when he delivers the house, and the real estate market may have appreciated 10% annually.
