If a trust, your title company will require a copy of the trust and death cert or similar docs to establish how trustee came into power (as opposed to sharp-eyed mailman).There's also possibility that a testamentary trust was created by will however that requires a trustee, too.If an estate, the seller is the estate of decedent X, by Y, the PR.
