Its not an appraisal, or CMA, etc. but lets be real it gets you in the ballpark, and in stable neighborhoods with 2-3 dozen sales in the last 12 months, the values are nearly dead-on.If zillow and redfin are telling me the property is worth $75K and you offer $30K.

It's called leverage, and REI takes leverage to the extreme.You're getting lost in percentages, and losing sight of the actual dollars...how they move through you, and the power that cash has when you control the movement of it...not watch the "dead" accumulation of it in the form of a percentage.REI has been around since there was ownership of property.

Facts:- Her current home is worth around 1.2M- Has a mortgage of 85K- Total cost to close on new home about 500K- Applied for a heloc, but only qualified for around 435K when considering her income level- She is dead set on this purchase and subsequent move, therefore, I must help facilitate or inherit anymore bad decisions.I have the cash to bridge the gap between the HELOC and actual costs but was wondering if anyone had any other ideas on how to facilitate.Thanks for any input!
