I'd say that it is probably determined to a certain degree by area customs. 

If that's not "full service" I don't know what is!

Plenty of the terms are (somewhat) negotiable depending on the borrower, LTV, debt service coverage, collateral, etc. 

As for West Arlington, the area north of 287 all the way north to North Green Oaks ( that whole swatch from Cooper street to Fort Worth) has a lot of custom homes, mature neighborhoods, and some streets of decent-looking duplexes. 

Also just a caution that if one partner is putting in sweat equity/services for his interest, the accounting for it gets fairly complex.
