Martin ,,the other thing is folks that get scammed are usually quite reluctant to post about it.. one they don't want to be embarressed that they sent 500.00 to that nice person on BP who promised them a private money loan at 5% interest for 30 years with nothing down and no real credit.. this is RAMPANT on all social media from BP to Linkdin to Facebook.

Also good tip on buying over 1500 at home depot, I was not aware they discount past that threshold. 

Just came back from a local REIA meeting, the presenter(property manager) recommended contacting the supplier to find good contractor. Local supplier should know who got the most projects. Did anyone using the same me...

Hi @Vishal Patel, since I just started to learn about real estate I too felt weird at first of the "subject to" but after reading up on it, it could make perfect sense for the seller in a tough position as most seller are not trying to ruing their credit. 

If not maybe another idea as to how a young man with no experience, and ok credit can borrow the start up capital necessary to start flipping around the Orlando area?

As a hard money lender you will lend on the value of the deal and not on the credit score of the person that you are lending to.
