I would like to house-hack my first property, so that I can get some hands on experience with property management and DIY repairs and cosmetic upgrades.

I bought the house for $255,000 two years ago and after some cosmetic updates my house is valued to be around $400,000-450,000 as per my realtor.

A cosmetic rehab (Paint, floors, cabinets, lights, switches and outlets, etc) would be more like 4-6 weeks.

No specific property yet, but we're ideally targeting cosmetic to light renovation projects. 

It's not cosmetic that I am concern, it's more of panels have fallen, and it's only been patch work for years.
