I figure I can use a property management company for any needed repairs or emergencies if something happens while I am gone for work but otherwise my wife is available by phone consistently.

my guess would be water,sewer,taxes,insurance, maintenance, capital expenditures, common areas (everything but the principal +interest ) 

If you want to try working with a PM again, we do have an option for owners to take care of maintenance, but we still list/screen/lease the property, man the phones 24/7, collect the rent, handle the accounting, do routine inspections of the property, etc.

You may find better deals in other markets because of the lack of competition.I'm sure that there are people that can give you even more reasons, but those are probably the most common reasons that I run across.
