The rent estimator tool does a great job at finding comparable rental units in the area.

Im thinking of either adding a security system and just passing that on to the new tenants or adding a job site camera that can tell me if someone is on site.  

If so I tried borrowing from a lender and they say I didn’t qualify because I haven’t been on my job for 2 years.

This provides a valuable opportunity to gauge their past experience, assess the quality of their work, and even visit current job sites to witness the built quality firsthand.Understanding the market is essential when designing your home.

My plan is to become an investor, I want to be able to leave my 9-5 job and be able to live comfortably.

No I haven’t done any prefab I get all the permits from the city as Owner Builder, and I sub contract the job and I also manage the project that is how I get to save money on the build. 

The other spectrum is when the investor plays attorney and did not run it by an attorney and realizes they did not understand the legal process and are like “wait, I bought this thinking I could do X but I cannot because of Y”, - and a common response is “your attorney did not advise you of this in due diligence” and the response is we did not use an attorney.

There's so many catalysts for population and job growth (Intel, Honda, Amazon, Nationwide Hospital, etc).

This would be some serious wiggle room for not only moving back to Chicago, finding a job, but then start hitting the pavement on purchasing.
