Nearly every applicant I had met the requirements and had excellent credit and clean backgrounds. 

Goal is to pay him for the house 20K ish have the mortgage for the remaining amount owed and not have to come up with 25% down for the mortgage. 

I've been paying aggressively to free up funds to borrow at the 3.99% as needed. 

In my market, that is a desirable attribute to have it already up and running.
