Any books, classes, or advice for a beginner like me.

This asset class in general has had an incredible run. 

We have LTR rentals from C to B+ class areas (We have 2 STRs in a class A area) with a majority being in the C class. 

Second, I come from a lower middle class family and have that kind of attitude with my money. 

To understand where I am coming from, we focus on class B & C single family homes in North Texas.

If college has already canceled all classes, period, for the rest of the year then  he was have a valid argument to not continue in the contract. 

that has happened to me so often i forgot how many times. our lovely C D class tenants who are judgement proof they simply dont pay the last months rent and never ask for their deposit and move out :(  

My strategy is to buy and hold SFHs in C+ class areas.

Most of our leases end in the summer since we rent in a college town, and folks want to be in before fall classes start.
