So look at how you can minimize expenses (it's always the right thing to do anyways) and how you can ensure that if push comes to shove, you have the property that is in solid condition with the curb appeal to boost any appraisal and attract investors like me who buy year-round regardless of the economic cycle of the moment.

(Yes, this is way TMI but this is my post and IDC) I decided to hold off because I decided to make my physical, mental, and spiritual health priorities for 2023.I injured my hip in the military last year and it has gotten worse.

Building foundations with this information will pay huge dividends down the road, both financially and mentally.

My main point: In most cases, these high interest rates (especially with hard money/private financing) will diminish your returns rather than boost them.

The tax on UDFI will put a dent in the boost that leverage provides, but will not come close to canceling out the benefits of investing using other people's money.
