Your explanation makes complete sense re BREIT promote fee, as well as Fundrise's strategy being clear.I have a note out to Streitwise re their current investments - all I saw in their prospectus was 1.

In working to get insurance, I found out the home was not insurable and I wouldn’t be able to complete the repairs in under 30 days to get it insured because it is currently tenant occupied until the end of the lease.I notified the wholesaler that there are some issues here and I would either need to buy it with cash (as intended) and leave it uninsured while hustling to do the roof, AC, and electric panel in under 30 days (a little tough to do with the permitting of a roof in Brevard county, FL right now).He said he’d check to see if any other buyers were interested and would “consider” refunding the assignment fee.

Still trying to finish the rehab. sometimes it seems the big projects are easier jobs for me to complete  than the little jobs.

The reason I want to do this is because I would want to build on the empty lot but am not sure if I would be able to complete the build in the required 180 days. 

The fix-n-flip should take me about 2 months to complete and the ARV's are going to be around $220k.

I feel a permanent residence near an airport will completely suck.

@David Morgan I completely agree that leveraging debt vice equity is my default as well.
